The property lies in the beautiful Monferrato countryside, on the Strada del Vino, surrounded by fields and vineyards and within easy distance of the Fubine golf course and the city of Alessandria. Milan and Turin are within an hour's drive from the property. The Alessandria exit of A21 autostrada is less than 15 minutes away.

The house is south facing, with beautiful views of rolling hills.

Ground floor
There are two main entrances to the property. The first (to the right) leads onto a cosy living area with open fire and a good sized kitchen. The kitchen is fully fitted (these units are included in the sale price) and has a good light and a very homely feel. A side doors leads onto the covered terrace.

Behind the kitchen is a bathroom with shower and a laundry with sink unit.

Two doors lead from the living area into the main living/dining room and the main stairway.

The living room is large and naturally divides into two parts - a relaxing area and dining area. There is a wood burning heater. The main entrance is in this room.

The hard wood staircase leads to the first floor which is split into the new and old sections of the house.

First floor
To the right is a bedroom (currently used as an office - not in photos), bathroom and a room used as a second study. A doorway leads to an area that has a bathroom, walk in wardrobe and bedroom with access to the large balcony on the right of the property.

To the left of the stairway is a hallway leading to a bedroom on the left and onto the large living area. This section can easily be made separate for rental or for two families.

The large living area is flooded with light and has incredible views over this beautiful Monferrato landscape. There is access to the balcony on the front of the house and a larger, wider balcony and seating area above the pool area. An external stairway leads from this balcony to the pool area and garden below.

This section of the house (newer section) has a large bedroom and bathroom. An internal stairway leads to a kitchen - perfect for guests! This has a main door to the front of the house.

Most of the furniture and machines can be bought with the property.

The property has full central heating throughout with shuttered double glazed window and doors. All ground floor windows are security grilled. All rooms are generously proportioned, with terracotta tiles throughout. The property has electricity, telephone (possibility to have broadband internet), Sky TV, underground LPG gas tanks, mains water, 2 septic tanks.

Land
The house is surrounded by large land, completely fenced in. This offers ample space for horses, dogs, etc. There is the option to buy a Barbera DOC vineyard and extra piece of land should you require it. The road to the property is private.

On the right of the house is a beautiful garden and covered area for cars.

On the left of the house is the walled in pool area. The pool measures 11x5m (1.6m deep) and is cleaned without chemicals. Behind this area is a large piece of land that has a large BBQ and pizza/bread oven. The current owners also have chickens. There's ample place here for a horse stables or dog kennels.

Our opinion
This is an outstanding property. The location is excellent - it is beautiful and also easy to access. The price is very good so we expect this desirable property to sell very quickly.
