Piemonte Langhe villa in stunning location
Restoring a Langhe stone house is a dream for many but the reality can include unforeseen problems, delays and blown budgets. That is why this farmhouse is a great proposition - all the hard work has already been done. It just needs your finishing touches and personal style.
It was the current owner's intention to restore the house, then move his family from the USA. His plans had to change due to special schooling needs for one of his daughters, so now there's the opportunity to purchase this beautiful property, with only a minimum of work to complete it.
The location was very carefully chosen, taking more than a year of searching. Restoring to this very high standard took more than 3 years.
There are 10 rooms plus the inside entry hall and upstairs landing. Each of the four bedrooms has an en suite bathroom with one of the bedrooms also functioning as a separate apartment with entry both from inside the house and from outside.
The living room has a total of 56 sq. meters. The house itself, including portico and balcony area, approximately 370 sq. meters.
The land measures 9250 sq. meters with part of it given over to beautiful full-grown hazelnut trees. There are beautiful views of the Alps to the west, including the wonderful Monviso (Paramount films) mountain.
The swimming pool has been concrete poured and is ready for the finishing touches of tiles, technical installation, and plants.
There is a large lawn at the front and side of the house, approximately 600 sq. meters in size. It is kept green through an irrigation system, using either rain water from the roof (cistern with pump) or commune water supplies as required.
Every light switch in the house is on dimmer providing a soft interior light to the rooms. There is an alarm system, including break-in sensors on every single door and window in the house.
Location is convenient for all the delights this region has to offer. A matter of a minutes away is a wine producer from which you can buy wines directly. Within short driving distances are places to eat and an abundances of dedicated and passionate wine producers that make this area so desirable and famous.
Local towns include Calosso - famous for its wine and Santo Stefano Belbo renounced for great wines and excellent places to eat.
These types of properties, L-shaped Piedmont farmhouses, are highly desirable. To find one in such a perfect position with no overlooking house is extremely rare. Add to this the high quality restoration, excellent price and good investment sense, it is a house not to be ignore if you are serious about finding a house that is something much more than ordinary.
