Resting in the Alta Langhe hills, this property is in the most beautiful of positions. The views are spectacular all year round with high hills and the Maritime Alps as the backdrop. The convenient and vibrant town of Ceva is less than 10 minutes away as well as the motorway for Turin and Savona. A truly enviable location.
The building is divided into three parts: a restored section, a hayloft that had permissions and plans to be divided into 4 rooms, and the left section which is the oldest section and the original house on the property. The central part was restored 10 years ago with works more recently (3 years ago), such as the building of the separate garage.
On the ground floor is a double garage, heating system and large laundry.
The first floor has a study/bedroom, kitchen, bathroom and large living room - currently it has a dividing wall but this can be easily removed (it's not a support wall).

The condition is very reasonable and has traditional features such as brick vaulted ceilings. On the ground floor is a large store room and a wine cellar with 2 water wells. On the first floor are 3 rooms, all with brick vaulted ceilings. This section is not currently habitable.
There's a well built, double garage with automatic door and space for 2 cars.
Land
100,000sqm (24.7 acres) of fields and woods. Plentiful wood supplies for heating! And perfect for motorbikes, quads, horses, etc. There are plenty of trees will all kinds of fruits and nuts. A swimming pool can be installed in the garden for 25,000 euros (35,000 for an infinity pool).
Location
There are 2 airports within 60 minutes drive, the new Mondovi shopping outlet is less than 20 minutes. Skiing and the coastal towns such as Spotorno (with excellent beaches) are within easy driving distance.
The current owner's lived in the property all his life. Due to the ill health of several family members they're forced to sell.
Our Opinion
If you are looking for something a little secluded but within easy reach of a town, it is perfect. Just 10 minutes from the Savona-Torino autostrada making it easy to get to ski resorts, airports and the coast. It lacks a little character for the tastes of some but with some imagination it can be transformed into a beautiful home or used as a lucrative rental property. It should fetch around €2000 per week in rental income.
